Portfolio scope

Default filters applied to properties-backed APIs. Turn a toggle off to include disposed assets, inactive operational rows, or non-multifamily types. Saved per user.

Portfolio entity = Property (active)

Uses dim_property status — Yardi Property with no disposition date. Off removes the portfolio-active filter so inactive/disposed entities can appear.

Operational status = active

Requires properties.status = active (operational asset row).

Property type = multifamily

Requires property_type multifamily (stored lowercase in the database).

AI authentication

How Brickston signs Claude API calls

Two ways to drive Claude calls: Console API key — direct Anthropic API, billed per token against your credit balance. Pro/Max subscription — routed through the Claude Agent SDK, which uses the locally-installed claude CLI's logged-in session and bills against your subscription rate limit instead of credits.

Console API key

Reads BRICKSTON_AI_ANTHROPIC_API_KEY, falls back to macOS Keychain entry com.justinsato.pkm.anthropic-api-key. Required for production. Billed via Anthropic Console.

Pro/Max subscription (Claude Agent SDK)

Routes chat through claude_agent_sdk.query(), which spawns the local claude CLI's logged-in session — bills against your Pro/Max subscription's hourly rate limit, not Console credits. Requires claude /login with the Pro/Max option on this machine. Local dev only. Tools/portfolio queries land in v2 via MCP.
